The chief benefit of this program is the wholesale pricing. If you qualify, then pricing will be based on the lender’s wholesale rates- not retail rates which are usually a ¼% higher. Horizon Ridge Mortgage will add only $700 for processing and $700 for origination. This reduces the overall fees by hundreds if not thousands of dollars.

These simple purchase transactions typically involve (1) a couple of pay stubs, (2) the most recent W2 form, (3) a couple of months of banks statements sourcing the down payment, (4) plus a completed application package, (5) and the complete information regarding the purchase transaction itself like the purchase contract, agents involved, title and escrow information.

This loan program is not for complicated purchase transactions involving time-consuming or process-intensive issues like credit rescoring, intricate purchase agreements, complicated employment or income issues.

Some of the requirements to get this 30-year fixed rate special purchase loan program pricing include:

1. Borrowers must be either, (a) one single borrower, (b) a married couple, (c) or two single people who have a previous history of living together.

2. Borrowers must be US citizens or resident aliens.

3. Borrowers must qualify for either a FMNA or FHLMC type loan and be approved by the agency AUS (automatic underwriting system) using simple income documentation; W2s, pay stubs etc.

4. Special programs for FHA or "My Community" type programs are not allowed with this type of pricing. Secondary financing not allowed with this pricing.

5. Borrowers may not own any property (may be pending sale) at the time of purchase.

6. Property type is limited to Single Family Residence. Condos, 2-4 units, mixed use etc. are not considered for this special pricing.

7. Maximum LTVs cannot exceed the usual program limits which currently are 90% or less. 95% considered on a case by case basis.

8. For 30-day escrows or longer. Shorter escrows considered case by case.

9. The borrowers must provided all credit and income documentation at time of application and pay for credit report, and AUS fees ($35 at this time) in advance of pre-approval letter and pay for the appraisal in advance of submitting the loan for underwriting. These fees will be credited at close.

10. Courtesy, compliance and timeliness are required. Teamwork results in you getting the lowest rate and fees for this 30–year fixed rate loan program.

11. Unusual transactions not eligible.
